Langton Priory, Guildford: Waterproofing for a beautiful residential development
Location: Guildford
Client: Newcourt Developments
Langton Priory is a prestigious residential development located in the heart of Guildford. This stunning collection of homes blends modern living with timeless architectural detail—but behind the scenes, it needed robust waterproofing to ensure its longevity and comfort.
Advanced Preservations was appointed to design and deliver a full waterproofing solution for the basement areas across the site. The goal was simple: to protect these high-spec properties from water ingress, condensation, and long-term damp issues—without compromising on space, layout, or finish quality.
Delivering Type C Waterproofing
Our client required a fully compliant, guaranteed Type C waterproofing system that could be adapted to suit each property within the development. It had to be both technically sound and practical for other trades working on site. We also needed to coordinate our work carefully to integrate with structural timelines and ensure every installation met BS8102 standards for below-ground waterproofing.
During our assessment, we identified that the site’s location and foundation design meant that Type C waterproofing would offer the most reliable and flexible solution—particularly given the varying layout and intended use of each basement space.
Our team installed a Type C cavity drainage membrane system throughout the relevant basement areas. This approach allowed for moisture control behind the internal surfaces, while directing any water to drainage channels for safe removal. It’s a method we often recommend for residential developments where basements are intended for regular use, as it allows for future flexibility and easy maintenance.
Where needed, perimeter drainage channels and sump pump systems were incorporated into the design. These features ensure that any water collected behind the membranes is managed quickly and efficiently, preventing build-up or surface damp. All work was completed in line with BS8102, ensuring the site achieved a Grade 3 habitable standard—meaning no water ingress is acceptable.
We worked closely with other contractors on site, coordinating installation around ongoing construction and fit-out work. Our in-house team managed all aspects of the waterproofing package, from supply and installation to detailing, sealing, and handover.
The Result: A Fully Protected Basement Ready for Residential Use.
The project was completed on schedule, with all waterproofing systems successfully integrated into the build. Each basement area is now fully protected from water ingress and ready to be fitted out for long-term use.
More importantly, the client now has peace of mind knowing the development’s below-ground structures are protected by a professionally installed, fully guaranteed waterproofing system. As a result, the finished homes not only meet the highest standards of comfort and performance—but will also stand the test of time.
